上海绿地集团房地产项目质量管理研究
摘要
项目质量已逐渐成为房地产企业的生命线。房地产企业是典型的项目驱动型
企业,房地产项目质量管理已成为房地产项目管理的主要内容。评价房地产项
目质量管理的优劣,了解企业当前项目质量管理存在的缺点与不足,制定改进
计划,提高企业项目质量管理水平,增强企业的竞争力,已成为我国房地产企
业鱼待解决的现实问题。
本文以上海绿地集团项目质量管理为例,对上海绿地集团现有房地产项目
的质量管理现状进行分析,在消化吸收国内外先进项目质量管理方法和经验的
基础上,建立了上海绿地集团房地产项目质量管理的方法,指出了全面质量管
理在房地产项目管理中的必要性和作用。
本文主要分析了上海绿地集团沪馨项目的规划设计、招标、施工过程、收尾四
个阶段的全过程项目质量管理。提出在项目的规划设计阶段要进行专业化的管
理,对项目进行优化。在项目招标阶段,开发商要以“质量优先,价格为次”
的理念选择施工及材料供应商。在过程施工阶段要以事先控制为主,事中控制
和事后控制为辅的理念进行质量控制。在项目后期质量控制阶段要进行项目质
量的经验总结和分析,建立以顾客为导向的专业化客户服务制度,并建立了质
量保障体系。

Abstract
Project quality has already become the lifelines of real estate enterprises
gradually. Real estate enterprises are typical project-driven enterprises; the project
quality management of the real estate has already become the main content of project
management of the real estate. Evaluating the Real Estate Project Quality
Management of Real Estate enterprises, understanding the shortcoming and
deficiency existing in project quality management of the enterprises at present,
making the plan of improving, improving enterprise's project quality management
level ,Strengthening the competitiveness of enterprises, have already become the
realistic problem urgently to be solved of real estate enterprise of our country.
The dissertation takes the project quality management of Green Field Group as an
example, it analyzes current situation of existing real estate project quality
management of Green Field Group, on the basis of digesting and assimilate domestic
and international advanced project quality management procedure and experience,
have set up the project quality management method of real estate of the Green Field
Group, has pointed out necessity and function that the total quality management is in
the project management of the real estate.
This article has analyzed the whole-process project management of the real estate
developers SHANGHAI Green Land corporation HUXIN Project in the design
stage, inviting public bidding stage, implementation stage and completion stage at
four stages. Propose carrying on specialized management on planning design phase
of the project, the developer has own full-time to optimize the project. At project bid
stage, developer choose construct and material supplier with idea on "quality have
priority, price for time ".Rely mainly on controlling in advance during the course of
constructing in course,control in the thing and control and carry on quality control
for the idea that is complemented afterwards. Carry on the summary of experience
and analysis of project quality at the quality control stage on later stage of project, set
up the system of serving specialized customer of the direction with the customer, and
set up quality ensure system.
