房地产开发商现场土地竞价快速决策影响因素研究

随着我国土地使用权招标、拍卖与挂牌出让制度的逐步实行,通过市场化的
方式竞投土地使用权已成为房地产开发企业获取土地的主要途径。土地资源占有
量的多少在很大程度上影响了未来房地产市场的竞争,获取土地使用权的能力已
经成为房地产开发企业的一项核心竞争力。而现有对土地竞投出价的研究主要集
中在如何确定土地竞投报价,却忽视了现场土地竞价的其他因素,例如竞价者主
观因素、环境因素等都会影响到竞价者现场土地竞价决策。特别是在房地产市场
发展上升期的时候,土地竞价激烈的情况经常发生。在这样的情况下,竞价者们
快速而正确地做出竞价决策尤为重要。因此,本文借鉴快速决策的基本原理,将
其应用到现场土地竞价决策中,分析房地产开发商现场土地竞价时,除土地竞投
报价外,有哪些关键因素影响他们的快速决策。
本文在前人研究的基础上,借鉴快速决策的基本思想:决策者、决策环境、
决策信息、决策时间、决策目标等。同时结合现场土地竞价快速决策情境,选择
了竞价者决策主体因素、环境因素、竞价者信息处理能力、竞价者快速决策质量
这四个较重要的变量来衡量。其中,竞价者快速决策质量包括竞价者决策速度和
竞价者决策质量两个方面。最终建立了以竞价者风险容忍度、竞价者直觉、竞价
者团队冲突、环境复杂性为自变量,竞价者信息处理能力为中介变量,竞价者决
策速度和竞价者决策质量为因变量的研究模型。
通过问卷调查法,并向曾经参加过现场土地竞价决策的房地产开发商们发放
问卷,进行两次实地调研,并且通过运用描述性统计分析、因子分析、相关性分
析以及回归分析等统计分析方法处理问卷数据,最终得出如下结论:
第一,性别、文化程度、职务、工作年限等人口统计学变量对竞价者决策速
度和竞价者决策质量均无显著性差异,这可能与特定行业(房地产行业)、特定研
究对象和样本收集情况等特殊因素有关。
第二,竞价者决策风险容忍度对开发商现场土地竞价决策速度和决策质量有
正向影响;竞价者直觉对开发商现场土地竞价决策速度和竞价者决策质量有正向
影响;竞价者团队冲突和环境复杂性对开发商现场土地竞价决策速度和决策质量
有负向影响。
第三,竞价者信息处理能力对开发商现场土地竞价决策速度和决策质量有正
向影响;竞价者们可以通过降低竞价团队冲突和复杂的环境来加强对信息的处理
能力,从而提高竞价者的决策速度和质量。

ABSTRACT
With the practicing gradually of land sale system of tendering pubic sale and
listing to sale in our country have become the main ways that the real estate enterprises
get the land through the marketization way of competitive tendering. Future competition
in the real estate market largely depends on the amount of land resources. Ability to get
land use rights has become a core competitiveness of real estate development
enterprises. However the existing research on land competitive bidding mainly focus
on how to determine the price of land competitive bidding otherwise ignored other
factors of on-site land biding. For example bidders’ subjective factors and
environmental factors will also influence the real estate developers on-site land bidding
decision. Especially in the case of the fierce competition on-site land bidding in the rise
of the real estate market real estate developers who make quick and correct
decision-making are particularly important.Therefore this article applies the basic
theory of fast decision-making to on-site land bidding decision to analysis on what
other key factors will influence the fast decision-making in addition to the price of land
competitive bidding when real estate developers are on-site land bidding.
Basing on the previous studies and using for reference basic idea of fast
decision-making: decision-makers decision-making environment information for
decision-making decision-making time decision-making goals and so on together
with the fast decision-making situations of on-site land bidding this paper chooses
four important aspects to measure which includes the bidder decision principal
factors environmental factors bidder information processing capacity bidder fast
decision-making quality. Among them the bidders’ fast decision-making quality
includes two aspects the decision-making speed and quality of the bidders.
EventuallyI established a research model.In that model bidders’ risk tolerance
bidders’ intuition bidders’ team conflict complex environment is the independent
variables. Intermediate variable is bidders’ information processing capabilities. The
decision-making speed and quality of the bidders are the dependent variables.
This paper collects twice data from on-site land biding of real estate developers in
Hangzhou by the method of questionnaire. And then I take some ways to analysis the
data collected. These ways included descriptive statistical analysis factor analysis
variance analysis relevant analysis and so on. Finally the following results are drawn:
(1) The demographic variables such as sex education position and so on has
no influence on the bidders’ decision-making speed and quality. The reasons for that

maybe arised by the particular samples which are specific industries (real estate industry)
and the specific research object.
(2) The bidders’ decision risk tolerance has positive impact on real estate
developers’ on-site land bidding decision-making speed and quality. The bidders’
intuition has positive impact on real estate developers’ on-site land bidding
decision-making speed and quality. The bidders’ team conflicts and environmental
complexity have negative impact on the decision-making speed and quality of real
estate developers’ on-site land bidding.
(3) Real estate developers’ information processing capacity has positive impact on
real estate developers’ on-site land bidding decision-making speed and quality. Real
estate developers can strengthen the capacity of information processing by reducing the
bid team conflict and complex environment so as to improve the speed and quality of
decision-making of the bidder.
