ABSTRACT
Since the adoption of an opening and reform policy, Chinese economy has
achieved rapid development and brings residents continual increase of income. Under
the driving of housing system reform, the industry of real estate also realizes rapid
development and gradually become pillar industry of national economy. As the
proceeding of urbanization and rising of life quality brought by economic development,
urban residential house and commercial house become two main parts in real estate
market, and the relationship between them has an important influence on the market
operation and urban economic development. The combination of the two has become a
trend of development of Chinese real estate markets as well as effective way of urban
development. Based on this topic, this thesis will study the interaction development
effect.
After investigating related references and documents, the relationship between
urban development and real estate industry is firstly introduced as well as the trend of
urban development and the effect of real estate. Then, we talk about the role, demand
theory and developing trend of urban residential house and commercial house, and find
the interaction mechanism between the two kinds of house. After that, VAR model,
simultaneous equations model and four - quadrant model of commercial - residential
house are established based on the research above, and the interaction between the
price and scale of commercial - residential house is analyzed through concordant
analysis and regression analysis with empirical studies. Finally, besides some outlooks
in future works, some suggestions about promoting the interacting exploitation of
commercial and residential house in urban development are given.
This thesis investigates the interacting relationship between commercial and
residential house from the perspective of regional development. It is proved that
bringing the interaction effect between commercial and residential house into play will
reduce the risk brought by the incoordination in planning and let both of them reflect
their value. Our work may be helpful to make the planning of commercial and
residential house in the development of city/region and community more reasonable
and the construction more coordinately.
